Pavona Apartments

I have lived in two different apartments in the Pavona since 2019. I love my apartment and the gardens. The front office staff (Vanessa Castro and Johanna) are helpful and kind. We have some problems with AC this summer, but after some delays we finally had Manuel (from maintenance team), a very professional and helpful person who solved the problem. Thanks, guys.

I have lived in three different apartments in the Pavona complex since 2010. I am an obviously satisfied customer or I would have gone elsewhere by now. However, I feel safe here, it is home. the courtyard, the pool and the workout areas are a beautiful and neatly kept. There is a mail room for getting packages so they won’t be taken from your door. And the staff…whether it is to have maintenance done, questions answered, or any other concern, the response time is quick and professionally taken care of. Pavona is top-notch in my opinion. I am sure you would agree! 😉

Pros: Residents are courteous, friendly, and respectful which is a rare find. There are families that live here but they're surprisingly quiet. On hotter days you may hear noise/activity from the pool, but people keep it respectful. Residents are also surprisingly good about curfew hours as it gets very quiet after dinner time. I love seeing dogs being walked on and near the property. Location is nice because it's in Japantown, near downtown, courtesy patrol and SJPD are just down the street, there's a park nearby, weather is nice, and there's green in the area. Parking availability is rather good because there's basement, dedicated lot parking, AND street parking. Cons: The leasing team and property manager are friendly and helpful in person, but lack follow through. Property upkeep seems to prioritize bringing in tenants vs retaining and satisfying them. Certain units facing the sun for extended hours are sun damaged and peeling which I asked about in May and still hasn't been completed. Another example is trash rooms left unlocked and accessible to the homeless where they dumpster dive, create a mess, and attract pests. For a no-smoke property, residents regularly smoke weed which may be an issue for people with sensitive lungs and allergies. There is a gym available with air conditioning, but most of the equipment is for cardio. Outside Factors (does not affect rating): Train tracks are adjacent to the property so you'll feel the rumbling. They also make it known they're passing through and excessively blare their horns. There are dump sites / landfills nearby so the area regularly smells of trash. Some days it's better, some days it's worse, but you'll always notice a slightly fermented / mildew-like odor. Keep this in mind if you like opening your windows. Property is close to busy intersections and highways so you'll regularly hear sports cars exhaust noises and sirens from police cars, ambulances, and firetrucks. There are homeless encampments near the area and they regularly frequent the park nearby and dumpster dive in the trash rooms. If you go on walks, you will regularly encounter them.
